Driving forces of gated communities in Czechia

Abstract

Number of residents living in gated communities throughout the world is rapidly increasing. The aim of this paper is to discuss the causes of spatial distribution of gated communities in contemporary Czechia.

Gated communities in the U.S., Latin America or South Africa are primarily located on the outskirts of the city and their formation is often associated with fear of crime and increasing social prestige associated with spatial differential from mainstream society. Extension of gated communities in Czechia is not primarily initiated on the demand side.

Current research is insufficiently devoted to the role of developers in the process of creating gated communities. This paper wants to point out the supply side and its role in the development and spatial distribution of gated communities in Czechia.
