Abstract
The article offers three general scenarios of housing estates´ development in the Czech Republic and describes the potential risks of social degradation. Growing ethnical diversification, aging of demographic structure, deterioration of public spaces and the lack of responsibility of local governments seem to be the most likely future problems for the Czech housing estates
