Abstract
The aim of this article is to introduce the first experiences with rules governing the unit owners association (herein after just as "UOA") pursuant to Act No. 89/2012 Coll., the Civil Code. Because of the fact that in the Czech Republic there are approximately 55 thousand already incorporated UOAs, the article is focused on them and on their experiences with the respective provisions in the Civil Code.
The article deals particularly with the following issues: the relevant intertemporal provisions, amendment of the articles of association and the declaration, quorum of assembly, out-of-session decisions of the assembly, the liability of the statutory body and the chairman of the UOA and with the transitions of the debts related to the unit.
